Aussie XL Reveals Top Benefits of BKK1 as Business Location

Locals? Expats? Call it BKK1! Located just ten minutes’ drive from the city center, this area is filled with diverse people digging in to an endless list of booze and bites. One that serves is Aussie XL, an Australian-themed bar & restaurant established in 2009, “best-known for chicken parmigiana, wood fired pizzas, fish and chips, and live sports.” Like a luscious beef sandwiched in between commercial buildings, Aussie XL bides along Street 51 letting pub seekers find their way into the busy streets of BKK1.
In an interview, Fitzgerald cited the benefits of his business’ location. “Running a bar in BKK1, there’s a very strong local and expat community here, so we get the best of both worlds, ” he explained.
Being the trendy, hip spot for urban explorers, BKK1 has evolved with more fast foods, coffee shops, some hang-out spots, and budget-friendly resto bars — not to mention the Independence Monument park. “There’s some tourism around. There’s still some hostels up and going in Street 278. So, we get quite a few different types of customers coming here,” Fitzgerald added.
Since offices are concentrated in this area, there’s a sheer number of condominiums and serviced apartments here and there, for instance Embassy Central. And although it may seem jam-packed, there are still new developments starting to pop one by one including J-Tower, Le Condé BKK1, and L’attrait BKK.
Food and beverage businesses in BKK1 benefit from a high foot traffic serving diverse professionals and residents, working and living nearby. Plus, some boutique hotels that accommodate travelers visiting the city.
Putting these aspects altogether, “busiest nights of Aussie XL are Wednesday, Thursday, Friday, and people come in especially after work, for drinks,” said Fitzgerald.
While competition may be stiff in a very commercialized commune, there’s less effort to be done when you set up a business in BKK1. You won’t have to drive your own traffic and do a lot of promotions because the area itself is popular and familiar to everyone.
“We benefit from the mixture of communities that we have here in BKK1. Asian and western expats have been coming here a lot. Also, we’ve been getting a lot more locals. Locals probably come here a little bit more for the food. Westerners come here more for sports and drinks,” Fitzgerald further explained.
Another value proposition here is that, BKK1 is a small area and there are many restaurants around just one spot, so people would just walk from one place to another. Thus, it gives businesses a lot more potential to be able to convert walk-by traffic into customers.
“Part of the reason why we’ve been here (for 12 years now), and part of the reason we’ve got through Covid is having our regular, loyal customers that come in every week,” Fitzgerald concluded.
Location is super important in setting up your own restaurant. That is why you need to put a lot of effort in finding a perfect restaurant location. After all, you’ll be in that space for long period of time.
